PATOLOGIAS EM IMÓVEL POR AUSÊNCIA DE IMPERMEABILIZAÇÃO - ESTUDO DE CASO: EDIFICIO NA CIDADE DE MANAUS
As edificações são susceptíveis a um processo de degradação causado por agentes agressivos e a umidade é um desses agentes deletérios que podem causar patologias na estrutura. Na ausência de um tratamento adequado, tem-se como prognóstico a diminuição do desempenho e da vida útil da edificação, além de influenciar negativamente na questão estética e no seu valor comercial (depreciação). Neste contexto, o presente artigo pretende mostrar a importância da impermeabilização como garantia da estanqueidade da estrutura e como medida preventiva o surgimento de anomalias provenientes da presença de intempéries. Através de um estudo de caso de uma edificação localizada na cidade de Manaus/AM e, partindo-se de um levantamento in loco, acrescido da pesquisa bibliográfica relacionada ao tema, buscou-se identificar e analisar as manifestações patológicas relacionadas a esses agentes, verificando as suas possíveis causas e consequências. Com esta análise, concluiu-se a inexistência de um bom nível de conhecimento e capacitação técnica, até mesmo da própria adoção de projetos de impermeabilização, com a escolha correta de produtos e métodos impermeabilizantes, de modo a garantirem menor incidência de patologias no local, sobretudo, a ausência de medidas preventivas voltadas para a conservação do imóvel.

Abstract:
Buildings are susceptible to a degradation process caused by aggressive agents and humidity is one of those harmful agents that can cause pathologies in the structure. In the absence of adequate treatment, the prognosis is to decrease the performance and useful life of the building, in addition to negatively influencing the aesthetic issue and its commercial value (depreciation). In this context, this article aims to show the importance of waterproofing as a guarantee of the tightness of the structure and as a preventive measure the emergence of anomalies arising from the presence of bad weather. Through a case study of a building located in the city of Manaus / AM and, starting from an on-site survey, plus bibliographic research related to the theme, we sought to identify and analyze the pathological manifestations related to these agents, verifying its possible causes and consequences. With this analysis, it was concluded that there is no good level of knowledge and technical training, even the adoption of waterproofing projects, with the correct choice of waterproofing products and methods, in order to guarantee a lower incidence of pathologies in the area, above all, the absence of preventive measures aimed at the conservation of the property.
