PATOLOGIA DAS CONSTRUÇÕES: ESTUDO DE CASO EM CONDOMÍNIO RESIDENCIAL
A manifestação patológica na construção civil ocorre quando uma construção apresenta defeitos ou quando ela não atende mais as funções para as quais foi projetada. Para cada manifestação patológica ocorrida há uma maneira diferente de tratar, assim como na medicina há vários tipos de operação para tratar de diferentes doenças. Quando se trata de manifestações patológicas na construção civil, o mais indicado é identificar as falhas e os sintomas, para que dessa forma seja produzido um diagnóstico correto. O objetivo da presente pesquisa consiste em identificar e analisar as manifestações patológicas encontradas em um condomínio residencial e classificá-las levando em consideração a gravidade, a urgência e a tendência. Para isso, foi realizada uma inspeção em um condomínio residencial, onde as manifestações patológicas foram identificadas através de registro fotográfico e classificadas de acordo com o método GUT. O método GUT tornou possível a hierarquização de riscos referentes às manifestações patológicas avaliadas. Dessa forma, foi possível concluir que as rachaduras encontradas na edificação necessitam maior atenção dentre as manifestações patológicas identificadas.

Abstract:
The pathological manifestation in civil construction occurs when a construction has defects or when it no longer meets the functions for which it was designed. For each pathological manifestation that occurs there is a different way of treating it, just as in medicine there are several types of operation to treat different diseases. When it comes to pathological manifestations in civil construction, the most appropriate is to identify the flaws and symptoms, so that a correct diagnosis is produced. The objective of this research is to identify and analyze the pathological manifestations found in a residential condominium and to classify them taking into account the severity, urgency and tendency. For this, an inspection was carried out in a residential condominium, where the pathological manifestations were identified through photographic record and classified according to the GUT method. The GUT method made it possible to rank the risks related to the pathological manifestations evaluated. Thus, it was possible to conclude that the cracks found in the building need more attention among the pathological manifestations identified.
