ESTUDO DE CASO DE PATOLOGIAS OBSERVADAS EM REVESTIMENTO EXTERNO DE FACHADA COM MANIFESTAÇÕES EM PINTURA DE UM EDIFÍCIO RESIDENCIAL
Como os sistemas de revestimentos
de fachadas zelam por uma aparência estética
agradável e protegem o edifício contra a
degradação é necessário conhecer a que tipo
de alteração este edifício estar suscetível.
Dado que, patologia é uma modificação
estrutural que interfere no desempenho e na
durabilidade de uma construção de modo
a obstruir sua vida útil, exige-se entender a
razão para o acontecimento deste problema
que provoca falhas e prejudica qualquer obra
tanto fisicamente como estruturalmente com o
decorrer do tempo. Desta forma, este presente
trabalho tem o intuito de identificar as patologias
mais comuns expostas no revestimento externo
de fachada com manifestação em pintura de
um edifício residencial, no Piauí, de maneira a
incrementar informações relevantes sobre tal
assunto encontrando alternativas viáveis que
resolvam os problemas detectados que possam
reduzir ou até mesmo prevenir tais problemas
servindo, assim, de auxílio para estudos
futuros. É importante frisar que o edifício em
análise é composto por quatro fachadas, porém
neste trabalho o estudo é restringido apenas à
fachada que possui maior índice de patologias.
Neste contexto, foi preciso ter feito uma revisão
de literatura sobre as principais patologias
existentes em revestimentos de pintura em
edifícios, suas causas e origens e alguns modos
corretos de solução de forma a reforçar no
estudo de caso real que foi realizado. Chegouse
ao entendimento que a atividade técnica
de manutenção efetuada corretamente é
imprescindível para o incentivo da conservação
das edificações, e no quesito de vir a impedir o
surgimento de danos mais graves.

Abstract:
As facade cladding systems
ensure a pleasant aesthetic appearance and
protect the building against degradation, it is
necessary to know what kind of alteration this
building is susceptible to. Since pathology is a
structural modification that interferes with the performance and durability of a building
in order to obstruct its useful life, it is necessary to understand the reason for the
occurrence of this problem that causes failures and damages any work both physically
and structurally with the over time. In this way, this work intends to identify the most
common pathologies exposed in the exterior facade with painting manifestation of a
residential building, in Piauí, in order to increase relevant information on this subject
finding viable alternatives that solve the detected problems which may reduce or even
prevent such problems and thus serve as an aid to future studies. It is important to
emphasize that the building in analysis is composed of four facades, but in this work
the study is restricted only to the façade that has the highest index of pathologies.
In this context, it was necessary to have a literature review on the main pathologies
existing in paint coatings in buildings, their causes and origins and some correct ways
of solution in order to reinforce in the real case study that was done. It was understood
that the technical maintenance activity carried out correctly is essential for encouraging
the conservation of buildings, and in order to prevent the occurrence of more serious
damages.
