Abstract: The real estate sector has played a fundamental role in the gentrification processes in the Río Delgado Microbasin. Gentrification is a phenomenon in which previously marginalized or working-class areas experience an increase in urban investment and development, often leading to an increase in housing prices and displacement of low-income residents. In the case of the Río Delgado Microbasin, the arrival of real estate investments has transformed the area, attracting higher-income residents and promoting the development of luxury properties. This has resulted in a significant increase in housing prices and the overall cost of living, which in turn has displaced many low-income residents who cannot afford the new costs. In addition to the economic impact, gentrification also has social and cultural implications, as it can alter the demographic makeup and identity of a community. The arrival of new residents with different income levels and cultural backgrounds can cause tensions and conflicts in the community. Finally, the real estate sector has been a key driver of gentrification in the Río Delgado Microbasin, generating significant changes in the socioeconomic and cultural structure of the area, as well as challenges for low-income residents who face the risk of displacement.
