ANALISIS DE LOS FACTORES QUE DETERMINAN EL CÁLCULO DE TARIFAS EN LOS ESTABLECIMIENTOS HOTELEROS DE PRIMERA, SEGUNDA Y TERCERA CATEGORÍA EN LA CIUDAD DE LOJA
La industria hotelera ha venido experimentando constantes transformaciones que han servido innegablemente para mejorar las condiciones de esta actividad que permite la satisfacción y confort de los turistas que hacen uso de los servicios hoteleros como, alojamiento, alimentación, recreación, etc. Dentro de este ámbito, la determinación de precios es un factor determinante en la productividad de un hotel. Esto, debido a que permite, planificar la utilidad, obtener los rendimientos requeridos en la operación, y conciliar el posicionamiento del establecimiento en el mercado. El propósito de la presente investigación es identificar los factores determinantes que influyen en el cálculo de tarifas de los establecimientos hoteleros de primera, segunda y tercera categoría en la ciudad de Loja, Ecuador. Para cumplir con este objetivo, se realiza una entrevista semiestructurada a 28 administradores hoteleros, que representan el 50% de la población objeto de estudio. Aquí, se consulta acerca de cuatro variables principales para el cálculo de tarifas, a saber, inversión en el establecimiento, comparación de tarifa con la competencia, costos generados por la operación, y demanda de la ciudad. Además, se incorporan las variables, segmentación de mercado, tarifa rack, tipo de amenities, y tarifa promedio. Los resultados muestran que los parámetros que determinan la tarifa en los hoteles tienen una correspondencia directa con la categoría del mismo. Así, en los hoteles de primera categoría predominan los costos generados por la operación, mientras que, para los hoteles de segunda y tercera categoría, destaca la demanda de la ciudad.

Abstract:
The hotel industry has been undergoing constant transformations that have undeniably served to improve the conditions of this activity which allows the satisfaction and comfort of tourists who use hotel services such as accommodation, food, recreation, etc. Within this area, the determined of prices is a determining factor in the productivity of a hotel because it allows planning the profit, obtains the required returns in the operation, and reconciles the positioning of the establishment in the market. This research aims to identify the determining factors that influence the calculation of rates for first, second and third category hotel establishments in the city of Loja, Ecuador. For this, a semi-structured interview is conducted with 28 hotel managers, representing 50% of the population under study. Here, it is consulted about four main parameters for the calculation of rates, namely, investment in the establishment, comparison of rate with the competition, costs generated by the operation, and demand of the city. Besides, the variables: market segmentation, rack rate, type of amenities, and average rate are incorporated. The results show that the parameters which determine the rate in the hotels have a direct correspondence with the category of the same. Therefore, in first-category hotels, the costs generated by the operation predominate, while, for second and third-category hotels, the demand of the city stands out.
