ANÁLISE, DIAGNÓSTICO E METODOLOGIA DE REPARO DE MANIFESTAÇÕES PATOLÓGICAS EM FACHADAS: ESTUDO DE CASO EM CONDOMÍNIO RESIDENCIAL NA CIDADE DE GUARUJÁ-SP
Os problemas de fachadas evidenciam-se pouco tempo após sua confecção, porém com a realização de manutenções periódicas e projeto adequado, pode ser evitado. Erros de projetos, execução e falhas de manutenções são frequentes quando o assunto é: fachadas de edificações. O estudo realizou-se em um condomínio residencial, onde apresentou manifestações patológicas relacionadas à desplacamentos do revestimento argamassado e cerâmico e de corrosão das armaduras do concreto armado. Este trabalho tem como objetivo identificar as manifestações patológicas e a prescrição de um método de reparo para sanar o problema identificado. Para obter o resultado da análise, foram realizadas inspeções visuais com registros fotográficos, testes in loco e coletas de testemunhos para provação laboratorial e visitas periódicas. Através dos resultados obtidos, concluiu-se que a principal causa das manifestações patológicas apresentadas no local está relacionado aos problemas de projeto, execução e contaminação de cloretos no traço do revestimento argamassado.

Abstract:
The facades need periodic maintenance after they are made, but during their project phase, when they are made, the problems begin to become evident. Project errors, execution and maintenance failures are frequent when the subject is: building facades. The study was carried out in a residential condominium, where it showed pathological manifestations related to the displacement of mortar and ceramic coating and corrosion of reinforced concrete reinforcement. This work aims to identify the pathological manifestations and the prescription of a repair method to remedy the problem identified. To obtain the result of the analysis, visual inspections were performed with photographic records, on-site tests and collection of testimonies for laboratory trials and periodic visits. Through the results obtained, it was concluded that the main cause of the pathological manifestations presented at the site is related to the problems of design, execution and contamination of chlorides in the trace of the mortared coating.
