A REGIÃO DOS JARDINS EM SÃO PAULO: PATRIMÔNIO, PRESERVAÇÃO E MUDANÇA
A presente pesquisa tem como objetivo principal analisar a região dos Jardins em São Paulo, englobando os bairros dos Jardins América, Europa, Paulista e Paulistano, buscando identificar as interferências urbanísticas e arquitetônicas ocorridas na área tombada. O estudo desses bairros caracterizados como bairros-jardim tem por finalidade mostrar o contraste de suas características com demais bairros da cidade e como o crescimento desta tem influenciado em sua preservação. Para esta pesquisa foram realizados estudos históricos sobre as características originais do bairro-jardim e sua concepção, além da pesquisa sobre as resoluções de tombamento da região e alguns processos ali presentes. A realização de visitas à área para identificação da essência do bairro-jardim e análise de suas transformações com o passar dos anos foram fundamentais para um melhor entendimento do local. Com base na análise deste material, avaliou-se as possíveis mudanças presentes na área tombada e suas discussões em relação à descaracterização da região. Assim, o resultado obtido com a pesquisa foi a descoberta de quais transformações estão ocorrendo na área, incluindo o remembramento de lotes e a existência de processos para aprovação de construção de conjuntos residenciais horizontais, ocasionando grande debate para decisão, além de grande polêmica a respeito da lei de zoneamento que interfere diretamente na característica principal dos Jardins: bairros exclusivamente residenciais. Com isso, pode-se concluir que a área de estudo requer uma maior atenção para conseguir manter suas peculiaridades interferindo diretamente em suas leis e diretrizes e tornando-as mais específicas.

Abstract:
This research aims to analyze the region of Jardins, in São Paulo, and its surrounding neighborhood, including Jardim América, Jardim Europa, Jardim Paulista and Jardim Paulistano, in order to identify the urbanistic and architectonic interferences which took place in the conservation area. The study of these neighborhoods called garden neighborhoods aims to show the contrast of their characteristics in relation to the other neighborhoods of the city and how the city expansion has been influencing the preservation of this area. For this research, historical studies were carried out on the original characteristics of the garden neighborhood and its design in addition to a study of the resolutions of the conservation of the area and some of their processes. The visits to the area with the purpose to identify the essence of the garden neighborhood and to analyze its transformations over the years were fundamental for a better understanding of the place. Based on the analysis of this material, it were evaluated the possible transformations of the conservation area and its discussions regarding the decharacterization of the region. Therefore, the research findings show the transformations which are occurring in the area, including the reassembly of lots and the existence of processes to approve the building of horizontal residential sets, causing a big debate to decision and a polemic against the zoning law which interferes directly in the main characteristc of Jardins: exclusively residential neighborhood. Consequently, it is possible to conclude that the area of study requires more attention to keep its peculiarities interfering directly in laws and regulations, making them more specific.
