Sistemas Construtivos Convencional e de Alvenaria Estrutural: Análise Comparativa em Escolas do FNDE

Em virtude da elevada concorrência no mercado da indústria da construção civil, é significativa a demanda por investimentos que apresentem a maior rentabilidade possível, isto é, aliando qualidade e economia nos materiais e serviços em uma obra. No Brasil, a maioria das edificações apresentam métodos construtivos estruturais convencionais. Contudo, a alvenaria estrutural vem ganhando espaço no mercado nacional, pois caracteriza-se por ser um sistema que otimiza o tempo de execução e reduz o desperdício de materiais, diminuindo custos operacionais. Nessa perspectiva, este estudo busca investigar, através de uma análise comparativa, os sistemas construtivos convencionais e de alvenaria estrutural, no tocante custo-benefício, visando identificar um método que apresente, para a mesma finalidade, vantagens substanciais. Para tanto, utilizou-se, como objeto de estudo, a construção de uma escola modelo, onde os projetos e memoriais então disponíveis no enderenço eletrônico do FNDE (Fundo Nacional de Desenvolvimento da Educação). Realizou-se uma análise orçamentária considerando, para a mesma edificação, os dois sistemas construtivos, desenvolvendo-se planilhas contendo os custos dos insumos com base no SINAPI (Sistema Nacional de Pesquisa de Custos e Índices da Construção Civil), no qual os valores (médios) são fornecidos pela Caixa. Os resultados obtidos revelam que, para o mesmo projeto, o sistema de alvenaria estrutural gera um custo 1,76% menor ao comparado com o sistema convencional, sendo que em apenas um seguimento – superestrutura – os custos da alvenaria estrutural superam a convencional.

  • Abstract: Due to the high competition in the market of the construction industry, the demand for investments that present the highest possible profitability, that is, allying quality and economy in the materials and services in a construction is significant. In Brazil, most of the buildings present conventional structural construction methods. However, structural masonry has been gaining ground in the domestic market because it is a system that optimizes execution time and reduces material waste, reducing operating costs. In this perspective, this study seeks to investigate, through a comparative analysis, the conventional and structural masonry systems, in terms of cost-benefit, aiming to identify a method that presents, for the same purpose, substantial advantages. For this purpose, the construction of a model school was used as the object of study, where the projects and memorials are then available at the electronic address of the National Education Development Fund (FNDE). A budget analysis was carried out considering the two construction systems for the same building, with spreadsheets containing the costs of the inputs based on SINAPI (National System of Costs Survey and Construction Indexes), in which the (average) values are provided by Caixa. The results show that, for the same project, the structural masonry system generates a cost 1.76% lower than the conventional system, and in only one follow - superstructure - the structural masonry costs surpass the conventional one.
