Reabilitação de estruturas inacabadas: Estudo de caso da Ocupação Harry Dannemberg

Os edifícios inacabados são, indiscutivelmente, marcos visuais na paisagem urbana e contribuem em alguns casos com a deterioração de seu entorno, ampliando a visão de abandono da região. Conhecidos popularmente como “esqueletos” estas edificações vem sendo objeto recente de estudo e cotados como potenciais objetos de reabilitação, tendo em vista o grande déficit habitacional e as demandas sustentáveis dos materiais construtivos. Para sanar o recorrente questionamento sobre a viabilidade financeira destas obras, em um mercado viciado na constante demolição e construção de edifícios novos, traremos alguns estudos de caso para análise. Este artigo faz um registro histórico/ social, legislativa da Ocupação Harry Dannemberg, juntamente com ensaios técnicos a serem propostos numa possível reabilitação. Neste contexto busca comprovar que o uso habitacional é a melhor opção para a estrutura, tanto do ponto de vista social quanto técnico. Ao final os ensaios técnicos e a prototipagem de peças contidos neste trabalho buscam ainda soluções que otimizem o tempo de obra, com materiais adaptáveis a uma edificação existente e de fácil disponibilidade no mercado.

  • Abstract: Unfinished buildings are undeniably visual landmarks in the urban landscape and in some cases contribute to the deterioration of their surroundings, amplifying the vision of abandonment of the region. Popularly known as "skeletons", these buildings have recently been the object of study and listed as potential objects for rehabilitation, considering the large housing deficit and the sustainable demands for construction materials. To answer the recurring question about the financial viability of these works, in a market addicted to the constant demolition and construction of new buildings, we will bring some case studies for analysis. This paper makes a historical/social record of the Harry Dannenberg Occupancy, together with technical tests to be proposed in a possible rehabilitation. In this context it seeks to prove that the housing use is the best option for the structure, both from a social and technical point of view. At the end, the technical tests and the prototyping of parts contained in this work also seek solutions that optimize the construction time, with materials adaptable to an existing building and of easy availability in the market.
