CARACTERIZAÇÃO DE ITENS DE LAZER NOS MEZANINOS DE EDIFÍCIOS MULTIFAMILIARES NA CIDADE DE MACEIÓ/AL/BR
A oferta de itens de lazer pelo mercado imobiliário nos edifícios multifamiliares altos tem sido uma constante, possivelmente como resposta à crescente violência urbana e à redução de espaços de lazer públicos seguros, nas cidades brasileiras. Desde 1992, o código de edificações do município de Maceió, capital do estado de Alagoas, situada na região nordeste do Brasil, permite a utilização do pavimento mezanino para uso comum, com ocupação de até 50% da lâmina do pavimento tipo, sem contar na aplicação dos parâmetros urbanísticos do coeficiente de aproveitamento e na altura máxima de pavimentos. O objetivo do presente artigo é caracterizar a diversidade de itens de lazer presente nos edifícios multifamiliares altos que apresentam o pavimento mezanino, visando entender a efetiva utilização desse pavimento como estratégia projetual nos edifícios desse período, presentes na planície litorânea na cidade de Maceió/AL. Selecionaram-se 3 edifícios multifamiliares com mezanino, de uma amostra intencional de 31 edifícios, do período de 2010 a 2015, construídos na cidade de Maceió/AL, por meio de portifólios disponíveis na internet, levantamento de documentação com as construtoras e visita in loco de reconhecimento. Verificaram-se os ambientes e grupamentos de lazer (infantil, juvenil, adulto e compartilhado) existentes, além das respectivas áreas de cada ambiente e grupamento. Todos os mezaninos dos 3 edifícios são ocupados integralmente com ambientes de lazer; porém, verificou-se que os pilotis desses edifícios também apresentam alguns ambientes de lazer. Conclui-se que os mezaninos não são suficientes para comportarem todos os itens de lazer demandados pelos edifícios analisados, mas que sua ocupação efetiva serve também para ampliar o número de vagas de garagem nos pilotis.

Abstract:
The supply of leisure items by the real estate market in tall multifamily buildings has been a constant, possibly in response to the growing urban violence and the reduction of safe public leisure spaces in Brazilian cities. Since 1992, the building code of the municipality of Maceió, capital of the state of Alagoas, located in the northeastern region of Brazil, allows the use of the mezzanine floor for common use, with an occupancy of up to 50% of the type pavement blade, not counting the application of the urban parameters of the utilization coefficient and the maximum height of pavements. The purpose of this article is to characterize the diversity of leisure items present in the tall multifamily buildings that feature the mezzanine floor, in order to understand the effective use of this floor as a design strategy in the buildings of that period, present in the coastal plain in the city of Maceió/AL. Three multifamily buildings with a mezzanine were selected, from an intentional sample of 31 buildings, from the period 2010 to 2015, built in the city of Maceió/AL, through portfolios available on the internet, survey of documentation with the construction companies and on-site visit recognition. The existing leisure environments and groups (children, youth, adults and shared) were verified, in addition to the respective areas of each environment and group. All the mezzanines of the 3 buildings are fully occupied with leisure environments; however, it was found that the pilots of these buildings also present some leisure environments. It is concluded that the mezzanines are not enough to accommodate all the leisure items demanded by the analyzed buildings, but that their effective occupation also serves to increase the number of parking spaces in the pilotis. -
