Abstract: With the global increase in life expectancy, population decline is expected to occur earlier in Brazil compared to other countries. In Brazil, the number of elderly people aged 60 or over will surpass that of children and adolescents aged 0 to 14 in 2030, while worldwide this will occur in 2084, inverting the population pyramid. In this context, the importance of housing suitable for aging stands out, given that the satisfaction of living longer is linked to the opportunities to perform daily activities in an active and integrated manner in society. Built spaces must be, in addition to being ergonomic and accessible, flexible and adaptable to the needs of users, regardless of age. The absence of these characteristics compromises the acceptance of the elderly public who seek to meet their needs by purchasing a new home. This article aims to propose guidelines for architectural design responsive to healthy aging, aimed at professionals interested in making future real estate developments attractive and compatible with the life purposes of this growing public. As this is an exploratory study, an integrative literature review was used, based on evidence from neuroscience and environmental gerontology, in order to explore the applicability of this knowledge in real estate planning. The main aspects include health throughout life, the influence of residential architecture on longevity and the protagonism of the elderly in the real estate context. The results provide guidance for projects that meet the specific needs of the senior population, converging architecture and housing planning with knowledge from neuroscience and the concept of “aging-in-place”. This harmonization aims to promote quality of life and satisfaction for the elderly population, providing an enriching aging trajectory.
